[ARCHIVED] Allen P&Z gives annual report, notes project highlights

Allen's Planning and Zoning Commission (P&Z) presented its annual report to Council this month noting project highlights for 2020 and amendments to the Allen Land Development Code.

While unpredictable, 2020 was a productive year for new planning and zoning cases in Allen. Allen P&Z took case requests totaling 715.7 acres last year, with 416.7 acres for zoning alone. Most zoning cases are near Greenville Avenue, US 75, SH 121, and the southeast portion of Angel Parkway. Projects include commercial, residential and mixed-use developments.

Current P&Z projects

  • Gateway Allen at Twin Creeks: 74.877 acres (mixed-use development)
  • The Avenue: 79.258 acres (mixed-use development)
  • The Farm: 135.35 acres (mixed-use development)
  • Lexington Estates: 12.927 acres (townhomes); 95 residential lots, and 14 open-space/HOA lots
  • Lexington Estates (continued): 5.779 acres (single-family residential); 22 residential lots, and five open-space/HOA lots

What is a Planning and Zoning Commission?

Allen Planning and Zoning Commission is responsible for approving all subdivision plats and general development plans in Allen. P&Z also advises on capital improvement plans related to Impact Fees Upon receiving requests for zoning or development, P&Z also holds public hearings and makes recommendations regarding:

  • Zoning and specific use permits
  • Allen Land Development Code Amendments
  • Comprehensive Plan
  • Thoroughfare Plan
