[ARCHIVED] Townhome Project Gets Green Light

A zoning change has paved the way for a new townhome project on Exchange Parkway, just west of Alma Drive. The 5.6-acre property will house 43 townhomes and 1.5 acres of open space.

The zoning change had been tabled during the July 28 council meeting, after council members voiced concerns about building architecture. On Aug. 11, developer Skorburg Company returned to the council meeting with modified designs and research on potential traffic counts.

The infill property, which is owned by the neighboring Church of Jesus Christ of Latter-Day Saints, has been a challenge for developers. A representative from Skorburg Company explained that due to the site’s size and shape it would not provide a sufficient return on investment as a single family subdivision. Other factors considered during the meeting were traffic impacts of uses other than townhomes and the possibility of developing the front of the infill site and leaving the back portion vacant.

The new design offers three styles of townhomes, varying in size from 1,400-1,800 square feet. The developer expects the units to sell for $240,000 to $280,000, adding $11 million in new tax base. Council members approved the zoning change with a 5-2 vote.
